Abstract
ABSTRACT
Process fragmentation and low productivity are chronic challenges in the Architecture, Engineering, Construction, and Operation (AECO) industry. Although Building Information Modeling (BIM) mitigates inefficiencies, its adoption is usually limited to 3D modeling, underutilizing its integration and interoperability potential. Therefore, a literature gap is identified regarding models that integrate strategic governance and operational efficiency within BIM environments. In light of this, this paper proposes a conceptual framework integrating BIM, PMBOK Guide (7th ed.) guidelines, and Lean Construction philosophy in project process management. The adopted methodology consists of an exploratory-qualitative narrative review focused on the development of the proposed framework. Results indicate that BIM, supported by ABNT NBR ISO 19650 and operationalized via a Common Data Environment (CDE), functions as a central core uniting managerial governance (PMBOK) and operational efficiency (Lean). The contribution lies in structuring a workflow that anticipates informational interferences, reduces waste, and ensures value throughout the asset lifecycle.
