Abstract

The rapid expansion of Property Technology (PropTech) has fundamentally transformed the role of software within the real estate industry. Early PropTech solutions primarily focused on digitizing isolated operational activities such as leasing, maintenance management, accounting, and customer communication. As digital ecosystems have matured, however, the engineering challenge has shifted from developing individual applications to designing complex systems capable of integrating physical infrastructure, enterprise software, cloud services, artificial intelligence, Internet of Things (IoT), and human decision-making into unified operational environments. This article argues that future PropTech platforms should be understood not merely as software products but as large-scale systems whose behavior emerges from the interaction of numerous interconnected technical and organizational components. Adopting a systems engineering perspective enables organizations to address scalability, interoperability, resilience, lifecycle management, stakeholder coordination, and long-term system evolution more effectively than traditional software-centric approaches. The article introduces a systems engineering framework specifically designed for scalable PropTech ecosystems, integrating principles of system decomposition, requirements engineering, operational resilience, lifecycle management, human-system collaboration, and continuous architectural evolution. Rather than emphasizing individual technologies, the proposed framework focuses on engineering digital real estate ecosystems that remain adaptable, reliable, and sustainable throughout decades of operational change. Contemporary platform-based engineering research likewise emphasizes adaptability and long-term evolvability as essential characteristics of complex digital systems.
