Analysis of modern methods for determining the area of capital construction facilities
Abstract
The area of a capital construction facility (ACS) is the main spatial characteristic of real estate properties, determining the amount of fiscal burden, investment potential and legal status of real estate. The article provides an analytical overview of modern methods of spatial data collection, from traditional linear measurements to high—precision LiDAR systems and photogrammetric processing algorithms. Special attention is paid to the mathematical substantiation of the reliability of the results through the calculation of the average square error. The mechanisms of occurrence of systematic errors caused by deviations of geometric shapes of existing structures from design models are considered. The authors substantiate the expediency of introducing an integrated method combining automated surveying with procedures for equalizing geodetic measurements. The article is published based on the results of the implementation of the NPR grant to SPbGASU in 2026.
